Some of my favorite things to do when preparing my listing for a showing is to create an inviting atmosphere that makes buyers want to stay.                                    
                                                   
The way I do this is to turn on all the lights and open all the blinds/curtains.  I dress up the couch and beds by draping cozy looking throws and adding colorful pillows.  I always place fresh flowers in strategic areas of the house.  Orchids (Phalaenopsis) are a great choice as they usually bloom for 1-4 months and only require one watering a week of 3 ice cubes.

Lastly but most importantly I enhance the ambiance with enjoyable music playing softly in the background.  I can't tell you how many successful showings I've had just by following these steps.
